Burleigh Triangle The Burleigh Street Triangle was formerly home to the Roundy’s and Kohl’s food distribution warehouses. In 2005, WEDC commissioned the planning-firm Vandewalle & Associates to complete a basic market study and prepare conceptual redevelopment scenarios for the site. Teamed with the Kilduff Company, the firms developed two mixed-use alternatives for the property, each with the following components:
- Townhouse or multi-story condominium development throughout the eastern portion of the site with views into Currie Park.
- Corporate office structures within the western section of the site, capitalizing on the access and visibility of Highway 45.
- Retail located throughout the property complimentary to Mayfair.
All of this development would be accomplished in a pedestrian-friendly environment, reflecting the traditional character of Wauwatosa’s existing neighborhoods.
The property currently has a fair market value of about $40 million. Based on the study’s alternatives, the value of the property at the conclusion of development could be between $218 and $428 million depending upon the density of development permitted. The City of Wauwatosa has adopted this vision for the site into its Comprehensive Plan. The City has also changed the zoning of the site to Business Planned Development, which will permit the mixture of uses highlighted within the plan.
